Rest & Roam is a trading name of H.E.B.S TEAM PTY LTD (ABN: 38 643 492 308).

These terms and conditions outline the rules and regulations for the use of Rest & Roam's Website, located at www.restandroam.com.au.

By accessing this website we assume you accept these terms and conditions. Do not continue to use this website if you do not agree to take all of the terms and conditions stated on this page.

The following terminology applies to these Terms and Conditions, Privacy Statement and Disclaimer Notice and all Agreements: "Client", "You" and "Your" refers to you, the person accessing this website and compliant to the Company's terms and conditions. "The Company", "Ourselves", "We", "Our" and "Us", refers to Rest & Roam. "Party", "Parties", or "Us", refers to both the Client and ourselves. All terms refer to the offer, acceptance and consideration of payment necessary to undertake the process of our assistance to the Client in the most appropriate manner for the express purpose of meeting the Client's needs in respect of provision of the Company's stated services, in accordance with and subject to, the law.

All intellectual property rights are reserved. You may access this from Rest & Roam for your own personal use subjected to restrictions set in these terms and conditions.

This Agreement shall begin on the date hereof.

Booking Terms

Booking confirmation: A booking is confirmed once full payment or the required deposit has been received. By completing a booking, you agree to these Terms & Conditions and the House Rules for the property.

Payment: Full payment is required at the time of booking unless otherwise specified. All payments are processed securely via Stripe.

Security deposit: A refundable security deposit of $350 AUD is pre-authorised on your credit card prior to check-in. This is a hold only — your card is not charged. The hold is released after check-out provided no damage, missing items, rule breaches, or additional charges are identified. If damage or a breach of house rules occurs, part or all of the pre-authorised amount may be captured to cover costs. If costs exceed the deposit amount, the guest will be liable for the balance.

Cancellation policy: Free cancellation up to 7 days before check-in for a full refund. Cancellations between 3–7 days before check-in will receive a 50% refund. Cancellations within 3 days of check-in are non-refundable. No-shows are non-refundable.

Early check-in and late check-out: Early check-in at 1:00 PM is available for $55 AUD, subject to availability. Late check-out may be arranged on request and is subject to availability. Late check-out fees, if applicable, will be communicated prior to confirmation.

Guest responsibilities: The guest is responsible for the property and its contents during their stay. Any damage, excessive cleaning requirements, missing items, or breach of house rules may result in charges deducted from the security deposit or billed separately. Guests must comply with all building rules and regulations. Fines imposed by building management as a result of guest behaviour will be passed on to the guest.

Monitoring and privacy: A motion sensor is located near the private storage area in each property for the sole purpose of monitoring access to the Host's private storage. No cameras or monitoring devices are present inside the living spaces, bedrooms, or bathrooms. Building common areas are monitored by CCTV managed by building management, not by the Host.

Key return: Keys must be returned as instructed at check-out. A lost key replacement fee of $200 AUD applies. Failure to return keys to the designated location may incur additional retrieval fees.

Liability: Rest & Roam is not liable for any loss, theft, or damage to guests' personal belongings during their stay. Guests are responsible for securing their own valuables. Rest & Roam is not liable for any disruption to building services (lifts, water, electricity, internet) caused by building management or external factors beyond our control.

Privacy: Personal information collected during the booking process is used solely for managing your reservation and communication related to your stay. We do not sell or share your personal information with third parties except as required to process payments and comply with legal obligations.

Hyperlinking to our Content

The following organizations may link to our Website without prior written approval:

News organizations;

Online directory distributors may link to our Website in the same manner as they hyperlink to the Websites of other listed businesses; and

System wide Accredited Businesses except soliciting non-profit organizations, charity shopping malls, and charity fundraising groups which may not hyperlink to our Website.

These organizations may link to our home page, to publications or to other Website information so long as the link: (a) is not in any way deceptive; (b) does not falsely imply sponsorship, endorsement or approval of the linking party and its products and/or services; and (c) fits within the context of the linking party's site.

Without prior approval and written permission, you may not create frames around our Web Pages that alter in any way the visual presentation or appearance of our Website.

Reservation of Rights

We reserve the right to request that you remove all links or any particular link to our Website. You approve to immediately remove all links to our Website upon request. We also reserve the right to amend these terms and conditions and its linking policy at any time. By continuously linking to our Website, you agree to be bound to and follow these linking terms and conditions.

Disclaimer

To the maximum extent permitted by applicable law, we exclude all representations, warranties and conditions relating to our website and the use of this website. Nothing in this disclaimer will:

limit or exclude our or your liability for death or personal injury;

limit or exclude our or your liability for fraud or fraudulent misrepresentation;

limit any of our or your liabilities in any way that is not permitted under applicable law; or

exclude any of our or your liabilities that may not be excluded under applicable law.

The limitations and prohibitions of liability set in this Section and elsewhere in this disclaimer: (a) are subject to the preceding paragraph; and (b) govern all liabilities arising under the disclaimer, including liabilities arising in contract, in tort and for breach of statutory duty.

As long as the website and the information and services on the website are provided free of charge, we will not be liable for any loss or damage of any nature.
